We provide independent, construction-focused support for strata companies, councils of owners and strata managers dealing with maintenance, rectification and larger common property works.
Our role is to help define the scope properly, improve contractor comparison, identify risks before works begin, and provide practical owner-side support during the maintenance process.
Important boundary: We provide advisory and scope support only. We do not act as builder, superintendent, certifier, engineer, or legal adviser unless expressly engaged on that basis.

How We Charge
For clearly defined reviews, scope work and quote comparison. Most smaller strata matters are scoped and priced upfront.
For multi-step projects such as scope development, tender support and contractor comparison where the work evolves in stages.
For larger common property works, committee-heavy matters or limited delivery oversight where a fixed fee is not appropriate.
Where a project is broader or likely to evolve, we may recommend a staged or tailored engagement so the committee only pays for the support actually required.

For larger common property capital works or higher-touch advisory engagements, tailored pricing may be offered on a staged fixed-fee basis or, where appropriate, as a percentage of project cost. This is generally reserved for larger roof replacements, major external works, remediation projects or broader common property upgrade programs.

What We Do Not Do
How It Works

The committee or strata manager sends through available documents, photos and background.

We determine whether the matter suits a snapshot, scope review, tender support, site inspection or limited delivery oversight.

We complete the agreed review, scope or support package within the defined scope boundary.

If the project expands, additional work is scoped and quoted separately.
