New Home Build Advisory

We provide independent, owner-side advisory support for clients planning, procuring, and delivering a new home build.

Our role is to help clients make better decisions before they commit to a builder, before documentation gaps harden into pricing problems, and during the build where independent commercial and construction-focused input is valuable.

This service is for clients who want experienced support without relying solely on builder sales processes, vague documentation, or reactive decision-making.

Important boundary: We provide advisory support only. We do not act as the builder, architect, certifier, engineer, legal adviser, or superintendent unless expressly engaged on that basis.

Early Plan Review

An independent second opinion on your plans, inclusions or preliminary build documents before going further. Identifies obvious build-risk issues and documentation gaps while changes are still easier and cheaper to make.

A higher-touch advisory engagement tailored to the project, providing ongoing owner-side support across the key decision stages of the build. Best suited to custom homes, high-value new builds, interstate owners, time-poor professionals, and projects where stronger owner-side risk management is warranted.

  • Typically priced as a fixed fee or percentage of project cost depending on scale and complexity
  • Custom quoted for each engagement
  • Indicative range: 1.25% to 2.0% of project cost + GST
  • Not full project management, superintendent services, contract administration or site supervision unless expressly agreed

What We Do Not Do

Provide legal advice
Certify design compliance
Replace the architect, designer, engineer or building surveyor
Guarantee final build cost, build duration or builder performance
Act as builder or superintendent unless expressly engaged
Provide quantity surveying unless separately arranged
Undertake full-time project management unless separately agreed

The client sends through available plans, quotes, builder information and background.

We determine whether the matter suits an early plan review, stage-based fixed-fee package, or full owner-side advisory engagement.

Delivery

We complete the agreed advisory package within the defined scope boundary.

Additional Support

If the project expands or build-stage issues arise, additional services are scoped separately.
